Spruce is a condo building on West Broadway. Developed by Intracorp, and completed in the summer of 2011, we think it was the last building designed by Nigel Baldwin Architects. It has 49 strata units in ten storeys over retail on a very tight site, and replaced the Kearney Funeral Home which had been in this location for many years.

OnQue replaces the Legion’s Poppy Factory on West Broadway at Quebec Street. It’s in the same zone, with the same permitted density as buildings further west like the towers on the 1000 block that you can see elsewhere on this site. Here the developers put all the space into a much more boxlike design, rather than a tower form.
Originally it was going to be developed by one company, Holborn, but they moved the scheme to a new developer, Rize alliance, who took the site and the design by Gair Williamson Architect. The name is presumavbly a play on the location – On Quebec.
